Centris Residential Sales Statistics – Third Quarter 2025
Gatineau, October 14, 2025 – The Chambre immobilière de l’Outaouais (CIO) and the Quebec Professional Association of Real Estate Brokers (QPAREB) today released the residential real estate market statistics for the third quarter of 2025. The most recent market statistics for the Gatineau Census Metropolitan Area (CMA) are based on the real estate brokers’ Centris provincial database.
The Gatineau CMA market continued to gain momentum in the third quarter of 2025. Between July and September, 1,207 residential sales were concluded, representing a 4 per cent increase over the same period last year. This marks the seventh consecutive quarterly increase, confirming the vitality of the region’s housing market.
After two quarters of decline, property listings rose slightly by 4 per cent to an average of 1,613 active listings. Despite this turnaround, inventory remained limited—about 25 per cent below the historical average since 2000, putting continued strong upward pressure on prices.
Significant differences across property types
Market strength was not, however, uniform across segments. Plexes saw the strongest activity, with sales jumping by 16 per cent, while supply contracted by 29 per cent, driving the median price up by 18 per cent.
In contrast, the condominium market was calmer: sales fell by 11 per cent, while listings jumped by 17 per cent, leading to a moderate increase in the median price (+3 per cent).
Both sales and listings of single-family homes increased in tandem (+6 per cent), but a persistent pressure on demand still pushed the median price up by 8 per cent.
Gatineau market still favourable to sellers
Despite the first signs of a rebalancing, overall, the Gatineau residential real estate market remains favourable to sellers across all categories.
Strong demand, combined with limited inventory, continues to support price growth and maintain a high level of transactional activity in the region.
“The Gatineau market is once more demonstrating its resilience. Even though supply is starting to rebuild, pressure remains strong, especially in the plex segment, where scarcity is heightening competition among buyers,” notes Roch St-Jacques, Board President of the Chambre immobilière de l’Outaouais. “This situation reflects a return of investor confidence, driven by the prospect of stabilizing interest rates.”
