Montreal and Quebec City Census Metropolitan Areas (CMA)

Île-des-Sœurs, October 2, 2026 – The Quebec Professional Association of Real Estate Brokers (QPAREB) today released its data for September 2026. The latest residential real estate market statistics for the Montreal Census Metropolitan Area (CMA) and the Quebec City Census Metropolitan Area (CMA) are based on the provincial Centris database of real estate brokers.

Montreal CMA: Lower Sales Despite a Larger Supply

Sales continued to slow in September, posting a 12 per cent year-over-year decline. The rise in supply (+20 per cent) has continued for the 14th consecutive month and is gaining momentum in the suburbs. Inventory is 18 per cent above the 10-year average, which is easing pressure on prices.

Quebec City CMA: Market Tension Continues to Ease

Despite a 5 per cent slowdown in September sales in Quebec City, the residential market remains robust, with activity levels 23 per cent above the average for the past ten years. At the same time, the number of properties for sale jumped 35 per cent year-over-year. Despite the recovery in inventory within the CMA, the supply of properties for sale remains about half its historical average. Prices therefore remain under pressure despite the slowdown in sales.
